What are some of the advantages of SPEC's Design / Build project approach?
SPEC has dovetailed some of the traditional advantages of Design / Build such as schedule compression and team building and added the following contractual elements:
- SPEC assumes the role of General Contractor, and in doing so assumes more risk than a Construction or Program Manager.
- SPEC assumes contractual liability for design and construction errors; Design and Construction are joined contractually.
- SPEC defines "completion" with agreed upon performance criteria going well beyond the industry standard "mechanical completion".
How does SPEC meet performance criteria for a given project?
SPEC has a number of ways of meeting these criteria. First we assemble our project team which stays with the project through start up. Although this may sound like a simple concept it is a critical part of successfully meeting performance criteria. Having the same engineering staff stick with the project through all of the design phases and work side by side with the trades to insure a proper installation is critical.
In addition the Project Management team is involved at all stages of the design to insure that each engineering discipline produces a design that is cost effective and constructable.
Lastly, SPEC's in house Systems Integration group amounts to our "secret weapon" insuring that the instrument and control functionality that the process demands is defined very early with a functional SPECification that addresses the performance requirements.
Our Systems Integration group maintains strict control of all facets of the automation portion of the project by self performing instrument and control engineering, applications engineering, control panel fabrication, field installation verification, check out and startup.
Because we do not subcontract this scope of work our automation engineers are working on the same page as the rest of our project team. This level of project integration is what enables SPEC to contract to performance standards when required.
